Make your Property SAFE – Essential! Gas Safety, Electrical Wire, Portable Appliance Test, Legionella assessment. Your property must also have fitted Smoke Alarms and a Carbon Monoxide monitor.
Furnished or unfurnished – If furnished does your furniture have the original safety label
Carry out essential repairs
Mortgage; If you have a residential mortgage you must seek approval from your current leader a ‘Consent to Lease’
Leasehold; Your leaseholder maybe required to consent leasing your property
Insurance – you need to take out a specific landlord insurance
Carry out right to rent checks, referencing and credit checks
Prepare a tenancy Agreement – have the correct Assured Shorthold Tenancy agreement. HMO – Homes with multiple occupation – You may need to get license from your local council
Deposit Registration Scheme – you must register within 30 days of tenancy
